How we compare rates

Find borrower-reported rates for mortgages like yours. See the lender, term and date behind each report so you can judge how useful it is for your renewal.

Each report shows whether the rate was offered, accepted or funded, along with what has been reviewed.

Start with the lender
you already know.

If you’re happy with your lender, begin by reviewing its renewal offer. Use Real Rates to prepare for that conversation and keep track of what changes.

Compare your offer.

Enter your mortgage details to find comparable reports. See where your offer sits when there’s enough evidence to make a useful comparison.

Prepare your call.

Get a call plan for your lender, with suggested wording for requesting a rate review. Know what to ask if they improve the offer or say no.

Compare the next offer.

Keep the original and revised offers together. Review the fees and conditions alongside the rate before deciding whether to accept or keep looking.

The experience behind Real Rates

My TD renewal offer went from 4.18% to 3.78%.

July 2025 mortgage renewal. This was my own experience before I built Real Rates.

Ahead of my July 2025 renewal, TD quoted me 4.18% for a three-year fixed mortgage.

I found rates from similar borrowers on Reddit and used ChatGPT to help prepare for the call. I called TD’s renewal team and got an offer of 3.85%. I asked whether they could improve it further and accepted 3.78%.

Finding the reports and working out what to ask took effort. I kept researching after accepting because I wanted to feel comfortable with the rate. I built Real Rates to bring those reports and renewal preparation into one place for other homeowners.

How Real Rates is supported

Free for homeowners.

Real Rates is built to stay free. When a newsletter is sponsored, the placement is clearly labeled. Sponsors have no say in our rate comparisons or editorial guidance, and we do not share subscriber details with them.

A few things to know

Before you compare.

Read our methodology
Does a reported rate mean I can get it?

A report tells you what another borrower says they were offered. Your mortgage details and your lender’s decisions determine your offer. Use the comparison to prepare your questions.

Do I have to change lenders?

You can start with your existing lender. If you decide to seek another offer, use the comparison to keep the rate and mortgage terms in view.

What if there aren’t enough comparable reports?

We explain what’s missing. If there isn’t enough evidence for a useful estimate, we won’t give you a target rate. You can still prepare your lender call.

Are the rates verified by the banks?

Each report explains what has been reviewed. Checking the supporting source does not mean a bank confirmed the mortgage. We also distinguish a quoted offer from one reported as accepted or funded.

Do I need an account or an email subscription?

You can use the tools without an account or newsletter subscription. If you save a private preparation plan, keep its resume link so you can return to it.

Your rate could help the next homeowner.

Share an offer you’ve received or accepted. Preview what would be public before adding it to the reports other homeowners can compare.

Your private preparation notes and newsletter details are separate from a rate contribution.
